01Farmland turned home sites
Former farm and pasture ground can carry surprises for foundations. Old stock ponds, terraces and drainage ditches were sometimes filled and graded flat before houses went up. Fill that was not properly compacted may settle for years, and buried organic material can make it worse.
If your home is on a few acres, look at how water crosses the property in a heavy rain. A pasture that sheds water toward the house can keep one side of the slab much wetter than the others.
02Advice for Noonday homeowners
Ask previous owners or neighbors whether your lot had a pond or ditch before construction. Share that with any contractor, since it can change the recommended pier depth. Combining repair with grading and drainage is often wise on these properties.
